A cleaning company built on a restoration company

Most commercial cleaning firms add floor care as a line item. We went the other direction, and it changes every specification we write.

Rose has been restoring marble, terrazzo, granite, and concrete across the Washington DC region since 1978. Family operated, working in the District, Northern Virginia, and suburban Maryland.

For decades, a recurring pattern showed up in that restoration work. We would be called to a building to repair a floor that had been damaged not by an accident, but by routine maintenance. The cleaning was happening every single night. It was simply the wrong cleaning for the material, performed by a crew who had never been taught the difference and had no reason to know there was one.

Rose Commercial Cleaning exists because the fix for that is not another restoration invoice. It is a maintenance program written by people who understand what the material tolerates, delivered by crews trained on it.

How we operate

We are a single regional operation. Not a franchise, not a broker passing your building to a subcontracted crew. The supervisor assigned to your account works for us, and the person who walked your building will still be reachable a year later.

Our commercial work is overnight by default, scoped in writing before pricing, and inspected against that scope on a schedule. Workmanship carries a one year written warranty stated in your contract.

W-2 crews, no subcontractors

Everyone who works in your building is our employee. Not a staffing agency placement, not a subcontracted crew, not a different set of faces each week.

This is the least glamorous thing on this page and probably the most important. Subcontracted labor is the norm in commercial cleaning, and it is the root cause of most of what facility managers complain about. Crews that change constantly cannot learn your building. Nobody is accountable when something is missed, because the company you signed with is not the company that showed up. Training and background checks become somebody else's responsibility, which usually means nobody's.

Our people are on our payroll, they are key-carded, and they are covered by our insurance on every visit. When you let a crew into an occupied building overnight, that should not be a question you have to ask twice.

What we will tell you honestly

If a floor is past the point where maintenance will help, we will say so and price the restoration separately rather than quietly selling you a cleaning program that cannot deliver what you are hoping for. If a pursuit is not a good fit for us, we would rather say that early than win it and staff it thin.
