Hard floor care for marble, terrazzo, and polished concrete
The reason clients move their whole janitorial contract to us. We maintain stone floors because we spent decades repairing what other crews did to them.
Here is how a marble lobby dies. A crew mops it with a cleaner labeled neutral that is not actually pH neutral. The film builds. The floor looks dull, so someone reaches for a more aggressive pad. The pad scratches the polish. Now the surface holds soil, so it looks dirty faster, which invites a stronger chemical. Two years in, the only remaining remedy is a diamond grind and repolish that costs many times what correct maintenance would have cost.
Nobody made a dramatic mistake. Every step was reasonable given the step before it. That is exactly why it happens so often.
What is included
- Material identification first, because marble, granite, terrazzo, and concrete each tolerate different chemistry and different abrasives
- Daily and weekly maintenance specified per material rather than one product used building wide
- Burnishing, honing, and polishing on the correct interval for the traffic the floor actually carries
- Sealing and protective treatment where the material and the traffic justify it
- Restoration of etched, scratched, worn, or previously damaged surfaces
- Grout and joint cleaning, plus edge and detail work that a ride on machine cannot reach
- Entry matting strategy, which is the cheapest floor protection anyone will ever sell you
Materials we maintain
Marble and limestone
Acid sensitive and easily etched. Requires genuinely neutral chemistry and mechanical polishing rather than coatings.
Terrazzo
Cement or epoxy matrix behaves very differently. Diagnosing which one you have determines the entire maintenance program.
Polished concrete
Mechanically polished floors need densifier aware maintenance. Coating a polished slab wastes the polish you paid for.
Resilient and VCT
Strip and refinish on a real cycle, with the finish build matched to traffic instead of layered indefinitely.
