Commercial carpet almost never fails evenly. It fails in lanes. The path from the elevator to the suite door, the six feet inside every entrance, the strip in front of the coffee station. Those areas carry many times the traffic of the room they sit in, and they are what people actually look at.
An annual whole floor clean treats all of it identically, which means the lanes are under served and the rest is over treated. We scope by traffic pattern instead.

Why drying time drives the schedule
The practical constraint on commercial carpet cleaning is not the cleaning. It is whether the carpet is dry before the building opens. Over wetting is the most common failure we are called to correct, and it causes more than inconvenience. It wicks soil back to the surface, it can delaminate backing, and in the worst cases it creates an odor problem that outlasts the carpet.
That is why interim encapsulation and periodic extraction are scheduled differently. Encapsulation dries in about an hour and fits a normal overnight window. Extraction needs a longer window, which usually means a weekend or a planned vacancy.

Most commercial floors are a mix. A lobby in stone, corridors in carpet, a breakroom in resilient. Splitting those across vendors means three schedules and three opinions about who tracked what where. We scope the whole floor plate at once.
