Institutional custodial work is a different discipline from commercial janitorial. The scope arrives as a specification rather than a proposal. Staffing levels, coverage hours, supervision ratios, and reporting are stated up front. Performance is measured against the document, sometimes by an inspector who does this professionally.
That suits us. We already run written scopes and scheduled inspections on commercial accounts, so a specification driven contract is not a change in how we operate.

Specialty floor care as a subcontract
Not every custodial pursuit needs to be won outright. Many institutional custodial contracts are held by large staffing oriented firms that subcontract the technical floor work, because terrazzo, polished concrete, and natural stone require equipment and training that a general custodial crew does not carry.
We work both ways. As the prime on custodial contracts where the floor package is the hard part, and as the specialty floor subcontractor to incumbents who would rather not own that risk.
